Question: ''They don't build 'em like they used to.'' Why build a house?

Answer: Home building is highly regulated industry and newly built homes are inspected multiple times, unlike the past. A new home is built from modern laboratory tested materials, much of which is engineered to perform in ways never known before. National building codes are typically applied to every aspect of construction including electrical, mechanical, fire warning/egress, insulation and framing to name just a few. Delivering the best value requires using modern materials and methods subjected to multiple layers of inspection. The safety and energy efficiency built into a new home is something an existing home can't match.


A new home has current and up-to-date kitchens and bathrooms. If you buy used, these are the first rooms that will need to be renovated., and that adds a lot to a used home's real price. Plus, if you intend to do this renovation yourself, there's a real cost in time and lost weekends. A more ominous aspect of a used home is you start with a sewage disposal system built to old standards. What you can't see can cost you a fortune in short order, even if it currently inspects OK.


New homes are designed for the way people really live. Life has changed and new-home design reflects these new lifestyles with high-tech wiring, computer areas, hobby rooms, and better informal spaces. Not only this, but it's all new so you can choose cabinets, counters, colors, options and more so you get to pick the things you like! It's just more fun to build new!


Question: How much will our Build America home cost?

Answer: Simply look at our Communities and Homes sections in this website. Each home plan has a base price, which includes both house and lot, associated with each community. Every style home (e.g. Cape, Colonial, Ranch) has the same standard specifications. These tell you what comes with the home at the base price. Options are available if you choose. It's as easy as that. We provide you a true turnkey process. And, as home building professionals we provide you good, solid value. We're in business for the long haul so our good reputation and performance remain a top priority.


Question: What if we go over budget like so many homes being built?

Answer: You can't go over budget. All construction plans, options, and any other costs are spelled out and incorporated into our Build America Purchase and Sales Agreement at a fixed price so there are no hidden costs or surprises. Everything is selected up front so you know the bottom line immediately. This is the price you pay and what you tell your lender what you'll be spending. We'll provide all the plans and specs to your lender's appraiser. Well-planned is well-done.


Question: Do we need a construction loan?

Answer: Possibly. Construction financing depends on the circumstances. Please contact us for additional information about our policies.


Question: How can we do this if we're coming from a distance?

Answer: It's easy. We build the house to the plans and specifications on the lot you select from our inventory. We can arrange for automatic construction draws (payments) on work in process with your prior approval. We can also e-mail correspondence and photos of construction as your new home progresses. That's all there is to it!


Question: How do I know the job is being done right?

Answer: All crews are selected for their ability to perform the work correctly and quickly. All plans are drawn by qualified individuals and reviewed by a structural engineer. Municipal as well as on site inspectors insure construction complies with applicable building codes. The on-site supervisor insures the home is being built according to the plans and specifications with industry-approved materials. No smoking is allowed in our new homes under construction.


Question: How long does it take to build a house?

Answer: This generally depends on the time of year construction begins. Also, our receipt of a financing commitment letter from your lender is required to start construction. Generally, about four months from your financing commitment, subject to agreeable weather conditions, is sufficient time for completion of your new home.
